    GENERAL BOOKING CONDITIONS AND CANCELLATION POLICY

    The booking of one of our properties implies the acceptance of these general conditions.

    Number of Occupants

    The property can only be occupied by the number of people indicated in the booking. If this limit is exceeded, it will be considered an infringement and will be penalized with the security deposit or access will be denied or the people exceeding the maximum number allowed will be required to leave the property.

    Check-in and Check-out Times

    • Check-in:from 5:00 PM.
    • Late check-in:until 10:00 PM with prior notification. Check-ins after this time will incur a surcharge of €20, to be deducted from the security deposit.
    • Check-out:before 11:00 AM. Failure to comply with this schedule will result in a penalty on the security deposit.

    IMPORTANT:We manage over 90 properties and travel to different towns to handle check-ins. To ensure good organization, it is essential to contact the person we will indicate and book an arrival time. In case of delay, you must notify us to reschedule. Bookings with a reserved time will have priority.

    Utility Costs

    • Stays of up to 7 nights:utilities included.
    • Stays longer than 7 nights:consumption will be deducted from the security deposit according to meter readings, applying the prices stipulated by the providers plus VAT.

    Bed linen and towels

    Included for the number of people indicated and paid for in the booking. If not wanted, this must be communicated before arrival.

    Additional rental:at the price stipulated on the website per person and stay, to be paid along with the booking.

    IMPORTANT:If not all the beds in the house are to be used, you must clearly indicate the bed distribution you want prepared.

    Cleaning and Property Condition

    • Permission must be requested to move furniture. If furniture is found to have been moved and needs to be returned to its original place, a surcharge will be charged from the security deposit.
    • The property must be left clean and tidy. No dirty utensils or dishes, or food in the refrigerator, and garbage must not be left unthrown away. The cleaning service paid does not include washing dirty dishes or picking up garbage or food left in the property.
    • Damage or excessive dirtiness will be deducted from the security deposit.
    • Upon entry, the condition of the property will be checked with a member of our team. If there is any incident that needs to be resolved, it must be reported within 24 hours so that it can be resolved.

    Payment and Date Blocking

    To block the booking, 30% of the stay must be paid (including the security deposit). If the booking is made less than 14 days before the check-in date, 100% must be paid at the time of booking. If payment is not received, the property will become available again. The total amount of the stay, the security deposit, taxes, and extra services must be paid at least 14 days before arrival.

    Traveler Registration, Pending Payments, and Contract

    In properties located in Catalonia, it is mandatory by law to register travelers over 16 years of age who will stay in the property. To access the property, all pending amounts (from the booking, services, or tourist taxes) must also have been paid and the relevant contract for the stay must have been signed. You can do this through the platform (unique web app for your booking) which includes all the booking details and instructions to formalize all procedures. Failure to comply with all pre-arrival procedures will mean that access to the property cannot be granted.

    Modifications due to Force Majeure

    In case of unforeseen occupancy or insurmountable damage after the booking that prevents accommodation in the selected property, we reserve the right to offer a property of similar or superior characteristics, at no additional cost to the client.

    Retention of the Security Deposit

    The security deposit may be fully or partially retained if:

    • The maximum number of people allowed is exceeded.
    • The check-out time is not respected.
    • The property is left dirty, disorganized, or with garbage not disposed of.
    • Damage is caused to the property, furniture, or utensils.
    • Appliances or remote controls are lost or broken.
    • Keys are lost and/or a locksmith service is needed.
    • Some type of maintenance is required during the stay or afterward.

    Cancellation and No-show

    • No-show:the amount paid is not refunded, but the property can be used until the end of the reserved period.
    • Cancellation up to 30 days before arrival:85% refund of the amount paid. A 15% management fee will be charged. Alternatively, you will be given the option to reschedule the stay at the same property, subject to availability. In case the new stay has a higher cost, the difference must be paid.
    • Cancellation between 29 and 15 days before arrival:70% refund of the amount paid. A 30% management fee will be charged.
    • Cancellation with less than 14 days notice:no amount will be refunded.

    Company Responsibility

    We are not responsible for:

    • Accidents, illnesses, or other incidents that occur during the stay.
    • Thefts inside the property.
    • Changes to the property not notified by the owner.

    Access and Contact

    Once the full payment has been made, the access and contact details of the person responsible for check-in and check-out will be provided.

    Extra Services

    Additional services can be contracted during the stay. Their cost will be deducted from the security deposit or paid at the time of the request.

    Pets

    Only allowed in properties where it is specified or in cases previously agreed upon. Bringing pets without authorization may result in extra cleaning costs or a ban on access to the property.

    These conditions are mandatory and are accepted upon making a booking.
